MLS Statistics, Central Florida – June 2026

A quick recap of the Stellar MLS Florida residential market for June 2026 (covering multiple counties across Central Florida, based on Cotality data as of 7/7/26):

  • Active Listings held steady at 72,880, unchanged from the prior month but down -14% compared to a year ago.
  • New Listings were flat month-over-month at 21,484, up slightly (+1%) from June 2025.
  • Pending Sales dipped -2% for the month to 19,008, but remained up +8% compared to a year ago.
  • Listings Sold rose 4% to 17,320, up 9% year-over-year.
  • Average Days on Market (ADOM) fell -3% to 71 days, though still up 6% compared to last year.
  • Total Sales Volume climbed 5% to $8.2 billion, a 14% increase from June 2025.
  • Average Sales Price increased 1% to $477,362, up 5% year-over-year.
  • Months’ Supply of Inventory dropped -4% to 4.2 months, down a sharp -21% from a year ago.

What this means: In June 2026, Active Listings held flat compared to last month but remained down -14% from a year ago. New Listings were also flat month-over-month, up +1% year-over-year. Pending Sales were down -2% from last month but up +8% from last year. Listings Sold rose +4% month-over-month and +9% year-over-year. Average Days on Market dropped -3% from last month but was up +6% from a year ago. Total Sales Volume increased +5% month-over-month and +14% year-over-year. Average Sales Price rose +1% month-over-month and +5% year-over-year. Months of Inventory fell -4% from last month and -21% from a year ago.
