A quick recap of the Miami-Dade County Residential Report for February 2025:

  • Closed Sales are down 8.0% for February 2025 in which the number of units closed was 703 compared to 764 in February 2024.
  • The Median Sales Price for Miami-Dade Single Family homes is up 0.8% to $655,000 compared to a year ago, which was $650,000.
  • Months’ Supply of Inventory is up 31.8% to 5.8 months, an increase from 4.4 months in February 2024.
  • Median Days to Contract have increased 34.7.% from 35 days in February 2024 to 46 days in 2025.

A quick recap of the Miami-Dade County Townhouses/Condos for February 2025:

  • Closed Sales are down 21.7% for February 2025 in which the number of units closed was 737 compared to 941 in February 2024.
  • The Median Sales Price for Miami-Dade Townhouses/Condos is up 8.3% to $455,000 compared to a year ago, which was $420,000.
  • Months’ Supply of Inventory is up 61.5% to 12.6 months, an increase from 7.8 months in February 2024.
  • Median Days to Contract have increased 34.7% from 49 days in February 2024 to 66 days in 2025.
