Year End 2025 – MLS Statistics

A quick recap of the Miami-Dade County Residential Report for Year-End 2025:
- Closed Sales are down -4.9% for December 2025 in which the number of units closed was 10, 210 compared to 10,738 in December 2024.
- The Median Sales Price for Miami-Dade Single Family homes is up 2.3% to $665,000 compared to a year ago, which was $650,000.
- Months’ Supply of Inventory is up 19.2% to 6.2 months, an increase from 5.2 months in December 2024.
- Median Days to Contract have increased 43.2% from 37 days in December 2024 to 53 days in 2025.
A quick recap of the Miami-Dade County Townhouses/Condos for February 2025:
- Closed Sales are down -10.2% for December 2025 in which the number of units closed was 10,935 compared to 12,171 in December 2024.
- The Median Sales Price for Miami-Dade Townhouses/Condos is down -0.7% to $420,000 compared to a year ago, which was $423,000.
- Months’ Supply of Inventory is up 18.9% to 13.2 months, an increase from 11.1 months in December 2024.
- Median Days to Contract have increased 42.9% from 56 days in December 2024 to 80 days in 2025.
